Scope
Downwell delivered a comprehensive demolition package at Abbey Road, including:
- Protection scaffolding
- Heritage reclamation
- Asbestos surveys
- Asbestos removal
- Tree and vegetation management
- Internal strip-out works
- Demolition
- Removal of slabs and foundations
The project involved the demolition of Large Panel System (LPS) social housing blocks using high-reach demolition techniques, including all hazardous material removal activities. Downwell also facilitated the completion of pre-commencement Refurbishment and Demolition (R&D) surveys, enabling the client to fully understand the extent of asbestos-containing materials (ACMs) present within the buildings.
Challenges and Expertise
The buildings were of modular Large Panel System (LPS) construction, requiring extensive pre-construction planning and a temporary works solution to maintain structural integrity throughout the deconstruction process.
Due to the close proximity of adjoining community buildings, full-height protection scaffolding was installed to all elevations. The scaffold was delivered by our Downwell Group colleagues at Inner City Scaffolding, supporting a safe and controlled demolition process.
Community engagement also formed an important part of the project. Our Resident Liaison Officer participated in resident engagement sessions and maintained an open-door policy, ensuring concerns were addressed promptly. Downwell also supported local school leavers and long-term unemployed people through mentoring initiatives.
Outcome
The project was completed safely and efficiently, delivering the controlled demolition of the housing blocks while protecting neighbouring properties and community facilities. The works prepared the site for redevelopment and were delivered with a strong focus on safety and stakeholder engagement.
