Scope
Downwell was contracted to deliver demolition works at a site on Hanger Lane in the London Borough of Ealing. The project involved the safe and controlled demolition of an existing structure within a busy and constrained urban environment.
Key elements included:
- Installation of protective scaffolding to safeguard adjacent businesses and high-traffic areas
- High-reach demolition of the main structure under strict safety controls
- Demolition of the building down to slab level, in accordance with client requirements
- On-site crushing of demolition arisings to 6F2 specification
- Stockpiling of recycled materials for future re-use
- Full site clearance to prepare for redevelopment
Challenges and Expertise
The Hanger Lane location presented logistical challenges due to continuous traffic flow and its proximity to residential and commercial properties. Ongoing HS2 roadworks further constrained access and delivery routes.
Downwell worked closely with local authorities to implement a comprehensive Traffic Management Plan. Careful coordination of access and egress ensured all deliveries and waste removal were carried out safely and efficiently, without disrupting the surrounding road network.
High-reach demolition techniques, combined with robust planning and stakeholder engagement, enabled safe delivery within a live and constrained urban environment.
Outcome
The works were delivered safely and efficiently, with the site cleared and prepared for the next phase of development. Effective coordination and on-site material reuse supported a streamlined programme and reduced environmental impact.
